We're still in a 6–7% interest rate environment, and while buyers are adjusting to that “new normal,” they’re factoring financing costs into every offer. That’s directly impacting what they’re willing to pay — especially for homes that need work or aren't priced competitively.
Opportunities on Both Sides
For buyers, this is arguably the best buying window in the past 18 months. I’m seeing deals happen under ask — even on trophy properties. Some sellers are quietly signaling openness to concessions, flexible terms, or creative deal structures.
For sellers, this isn’t a time to panic — but it is a time to be strategic. If you’re considering listing, pricing right from the start is more critical than ever. Homes that hit the market with compelling pricing and strong presentation still move quickly. Those that don’t… usually end up cutting.
