I’m working with a young couple — first-time buyers, eager, prepped, and with $1.5 million in cash. But try to find them a home on the East Side of LA in the $1M–$1.5M range? It’s like The Hunger Games out there. Everything they like already has 12 offers, and homes listed at $1.3M are selling closer to $1.6M+. So they see something in budget… only to be priced out before they can even write an offer.
3. The Renter’s Gauntlet
My assistant found an amazing Hollywood loft for $2,400/month. She applies, only to be told she needs to make $180,000 per year — or $15,000/month — to qualify. That’s 6.25x the monthly rent, Remember when 3x rent was the standard? Yeah, so do we. Apparently landlords now want to make sure you can afford the place and a weekly massage, a full-time driver, and a wine subscription that ships from France.
So yeah… the real estate game? It's SEEMS broken in a few places.
